Atelier will provide up to 13,000 sq.ft. of flexible ‘B1’ creative spaces, suitable for use as studios, offices, making spaces.

The studios will offer complete flexibility, with the option to either rent or buy your own business space. Each offers high ceiling heights and include a mezzanine area to the rear. Flexibility is enhanced with large ‘shop front’ style facades, offering the ability to manoeuvre larger goods in and out of the studios if required. The units are designed to accommodate the widest possible range of business types that can operate within the ‘B1’ use class category, for example makers, artists, designers and more traditional office users. The studios are arranged within the three Atelier blocks and will provide spaces from approximately 600 sq.ft. upwards. Larger spaces can be provided by combining units.

Commercial Premises Use Classes – A change to the Regulations

From 1st September 2020, new regulations took effect for use classes for commercial premises in England. This is an amendment to the 1987 Use Classes order and is designed to provide businesses and commercial property owners with more flexibility to change the use of their premises without the need for a formal planning application for a change of use. In challenging times where businesses need to adapt quickly to the economy and new market opportunities, the amendments have been widely welcomed by the business community. The sentiment behind the changes is to help revive the high street and avoid empty shops and buildings, and the new Change of Use regulations sit in tandem with recent changes to permitted development rights as part of the Government’s “Project Speed”.

Previously, the units within Atelier fell within the “B1” use class. They will now fall within the new “E” class, which means that the Atelier business units can accommodate a wide range of business uses.

What is the new Commercial Premises ‘E’ Use Class?

Class E – Commercial, Business and Service (replacing A1, 2, 3 - B1a, b, c, Some D1 & D2 uses)

This is a broad category and will suit many different business sizes and industries. The class includes retail, restaurant, offices, financial services, gyms, medical and nursery uses and “any other services which it is appropriate to provide in a commercial, business or service locality”. Some business types in this category would have previously required a change of use which historically has been very difficult to achieve.
